Altamonte Springs neighborhoods and nearby areas
We work throughout Altamonte Springs and into the surrounding Seminole County communities below. The subdivisions in the table are real tracts from the county appraiser’s parcel data, and each one’s build year shapes what kind of handyman work is most common there.
| Neighborhood | Built | Notes for handyman work |
|---|---|---|
| Weathersfield | 1959-1978 | Single-family, oldest tract in the city; original doors and trim are 45-65 years old. |
| Oakland Estates | 1963-1967 | Single-family, 1,426-2,711 sq ft; 1960s interior doors and hardware are common repair calls. |
| Lake Orienta Hills | 1966-1967 | Single-family, tight build window -- fascia, soffits and exterior doors aging on the same schedule. |
| Spring Valley | 1968-1984 | Mixed condo/townhome and single-family, HOA dues $0-$525/mo; exterior work needs an association check. |
| Spring Lake Hills | 1970-1981 | Single-family, 2,200-4,700 sq ft, HOA; larger lots are the city's better fence and deck candidates. |
| Sandy Cove | circa 1972 | Small attached units, 607-1,029 sq ft; interior punch-list work over exterior structural jobs. |
| Spring Oaks | 1972-2006 (bulk 1970s) | Single-family, quarter-acre-plus lots, mature oak canopy -- heavy gutter debris load. |
| Oak Harbour | 1974-1996 | Lakefront condo and single-family, HOA dues to ~$833/mo; association controls exterior appearance items. |
| Altamonte Heights | circa 1975 | Small attached and single-family units, 785-1,065 sq ft; full-day punch lists are common here. |
| Escondido | 1980-1981 | Attached and single-family, HOA dues to ~$600-$700/mo. |
| Spring Valley Estates | circa 1980 | Single-family, averaging ~2,587 sq ft, HOA ~$525. |
| Country Creek | 1985-1993 | Mixed attached and single-family; several sub-associations, dues ~$91-$410/mo. |
| Brantley Estates | circa 1995 | Gated, ~61 homes, 2,712-3,435 sq ft; newer stock skews toward maintenance over repair. |
| Forest City (unincorporated) | mixed | Carries an Altamonte Springs mailing address in ZIP 32714 but permits through Seminole County, not the city. |
Build years from neighborhoods.com listing data (not public record) and the Seminole County Property Appraiser CAMA extract (Parcels.csv, dated 2026-09-05). Forest City permitting note from the city’s own comprehensive plan and Wikipedia’s Forest City, Florida entry.

Check your association before scheduling exterior work
Altamonte Springs is roughly 62% multi-family housing, and several subdivisions above carry HOA or condo association dues into the hundreds a month with architectural-review requirements for anything visible from outside the unit -- a fence panel, a mounted fixture on an exterior wall, exterior caulking color. We ask about association rules before scheduling that kind of work; interior-only jobs (drywall, doors, TV mounting, fixture installs inside the unit) generally don’t need it.
